I look for three indicators:
Agent engagement: private inquiries or showing requests before list date.
Digital analytics: strong click-through rates on email and social ads (above 10% is exceptional in real estate).
Market chatter: other agents asking, “When’s it going live?” means anticipation is working.
By the time a listing hits MLS, we should already have buyers emotionally pre-qualified.
